Letter to your landlord about damp or mould
When to use this
- You have damp, mould, condensation, or a leak that has not been fixed.
- You want a written record that you have reported it.
- You have called or used a portal, but want it in writing too.
What to attach
- Dated photos of the damp or mould
- A short video if water is coming in
- Copies of any earlier reports or replies
The template (copy or print)
[Your full name] [Your address, including postcode] [Today's date] [Landlord's name and address, or the housing officer's email] Dear [Landlord or Housing Officer name], Re: Report of damp and mould at [Your address] I am writing to formally report damp and mould in my home. The problem is in [the bathroom / bedroom / kitchen / hallway, list rooms] and started around [date or month]. [Briefly describe what you see: black mould, wet walls, peeling paint, a strong damp smell, condensation on windows, etc.] It is affecting my household. [If anyone is ill, very young, elderly, pregnant or disabled, say so here. Keep it short.] Under Section 11 of the Landlord and Tenant Act 1985, the Homes (Fitness for Human Habitation) Act 2018, and (if you are a social tenant) Awaab's Law, you have a duty to keep this home in repair and fit to live in. Please: 1. Arrange an inspection within a reasonable time. 2. Carry out repairs to the cause, not just the surface. 3. Write back to confirm what you will do and when. I have attached dated photos. After you send it
