Letter to your landlord about damp or mould

When to use this
  • You have damp, mould, condensation, or a leak that has not been fixed.
  • You want a written record that you have reported it.
  • You have called or used a portal, but want it in writing too.

I am writing to formally report damp and mould in my home. The problem is in [the bathroom / bedroom / kitchen / hallway, list rooms] and started around [date or month].

[Briefly describe what you see: black mould, wet walls, peeling paint, a strong damp smell, condensation on windows, etc.]

It is affecting my household. [If anyone is ill, very young, elderly, pregnant or disabled, say so here. Keep it short.]

Under Section 11 of the Landlord and Tenant Act 1985, the Homes (Fitness for Human Habitation) Act 2018, and (if you are a social tenant) Awaab's Law, you have a duty to keep this home in repair and fit to live in.

Please:
1. Arrange an inspection within a reasonable time.
2. Carry out repairs to the cause, not just the surface.
3. Write back to confirm what you will do and when.
