FAQs: free housing disrepair advice
Is the advice really free?+
Yes. The call and the advice are free, and there is no obligation to take it any further. We will tell you honestly whether you have a case and what your options are, even if that means using us is not the right route for you.
What does the free advice cover?+
Whether your landlord has broken their legal repair duties, your rights under Section 11 of the Landlord and Tenant Act 1985 and Awaab's Law, how to report the problem properly, what evidence to keep, what to do if your landlord keeps ignoring you, and whether you may be owed compensation for the time you lived with it.
Do I have to make a claim to get advice?+
No. Plenty of people call just to understand where they stand. There is no pressure and no obligation. If you do want to take it forward, we can, but the choice is always yours.
Who gives the advice?+
An adviser at Support for Tenants, a claims management company authorised and regulated by the Financial Conduct Authority. We are not a law firm. If your case is viable and you want to proceed, we refer it to an SRA-regulated panel solicitor who handles the legal work.
Will it cost me anything?+
No upfront cost. You only pay if you win, and the fee comes out of the compensation, not your pocket. If you don't win, you pay nothing.
Can my landlord evict me for asking for repairs or advice?+
It is against the law for a landlord to evict you just for asking for repairs. Social housing tenants have strong protections, and private tenants have further protections under the Renters' Rights Act 2025.
