FAQs: getting repairs done

Can I make my landlord do repairs?+

Your landlord has a legal duty to keep your home in repair (Section 11 of the Landlord and Tenant Act 1985). If you have reported a problem and it has not been put right, you can hold them to that duty. We push your landlord using the law and the formal complaint process, and if they still will not fix it a panel solicitor can ask a court to order the repairs.

How long does my landlord have to fix repairs?+

It depends on how serious the problem is. If you rent from a council or housing association, Awaab's Law sets deadlines: 24 hours to make an emergency hazard safe, and 10 working days to investigate a significant hazard. For other repairs your landlord must act within a reasonable time once you have reported it.

What if my landlord keeps ignoring me?+

Report it in writing and keep a copy, then use your landlord's formal complaint process. If they still do not put it right, that is exactly what we help with: we can take it forward so a panel solicitor pursues a court order requiring the repairs, along with any compensation you are owed for the time you lived with the problem.

Will this cost me anything?+

No. The call is free and there is no cost to start. You only pay if you win, and the fee comes out of the compensation, not your pocket. If you don't win, you pay nothing.

Can my landlord evict me for asking for repairs?+

It is against the law for a landlord to evict you just for asking for repairs. Social housing tenants have strong protections, and private tenants have further protections under the Renters' Rights Act 2025.
