1. Do you live in England or Wales?

We help tenants with housing disrepair in England and Wales.

2. Have you lived in this property for at least 1 year?

Most housing disrepair solicitors require at least 12 months in the property. If you have just moved in, keep reporting and come back later.

3. Have you reported the issue to your landlord in writing at least 3 times, with reports spread over at least 3 months?

This is the standard "Rule of 3". Emails, online portal complaints, and texts all count. For ongoing leaks, fewer reports over a 4-week window can be enough.

4. Is your most recent report less than 3 months old?

If your last report is older than 3 months, most solicitors will want fresh reporting before they take the case. Send one today if you can.

5. Do you have any evidence? (photos, dated emails, complaint reference numbers, medical notes)

You don't need everything. One or two solid items, plus your written reports, is usually enough to start.

6. Are you already represented by another solicitor on this case?

If yes, you cannot run two cases at once. We can talk to you about switching solicitors after your current case closes.

7. Has your landlord started possession (eviction) proceedings against you?

Rent arrears on their own are fine. But active possession proceedings can put a disrepair claim at risk because the landlord may counterclaim. We may need to wait until that resolves.
