Has Pobl Group (now Codi) ignored your repair complaint?

You're not the only one. If you reported a repair and Pobl Group (now Codi) ignored it, the law is on your side.

Pobl Group, one of Wales's largest housing associations, rebranded as Codi in early 2024. The group manages around 25,000 homes across South Wales and the South West, including a substantial sheltered-housing portfolio. Welsh contract holders are protected by the Renting Homes (Wales) Act 2016, a different legal framework from England.

Largest Welsh HA. Merged with Linc Cymru April 2024 forming Codi Group. They manage 25,000 homes across England and Wales. When a landlord this size ignores you, the law is on your side, but only if you act. Under Awaab's Law and Section 11 of the Landlord and Tenant Act 1985, you can claim compensation and force the repair.

Awaab's Law does not yet extend to Wales, but the Renting Homes (Wales) (Fitness for Human Habitation) Regulations 2022 impose similar duties on landlords. The Welsh framework differs from the rules in England. If you live in a Codi (formerly Pobl) home with disrepair, you may have a claim. If Codi (formerly Pobl) has ignored you, here's how to claim.
