What to bring
The complete evidence checklist for any housing disrepair claim. You don't need everything, even partial evidence is useful. Print this page or screenshot it.
Photos & video
- Photos of the issue (damp patches, mould, broken fixtures) with dates
- Video walkthrough of the affected rooms
- Photos of any damaged personal belongings
- Photos showing scale (use a coin, a hand, or a ruler)
Complaint records
- Every email you've sent the landlord (forward to yourself for safekeeping)
- Every reply (even auto-replies count as proof of delivery)
- Screenshots of texts or WhatsApp messages
- Letters posted, keep copies and proof of postage
- Online portal screenshots showing reported dates and reference numbers
- Notes of phone calls: date, time, who you spoke to, what was said
Property paperwork
- Your tenancy agreement
- Any inspection reports the landlord has done
- Surveyor or environmental health reports if you've had one
Medical & financial
- doctor's letters or medical records linking the issue to health problems
- Hospital admissions if relevant
- Receipts for replacement belongings, dehumidifiers, heaters, etc.
- Energy bill spikes if the heating's been broken
- Records of any rent withheld (don't withhold rent without legal advice)
Your story
- A simple timeline: when the issue started, when you first reported, what's happened since
- Names of anyone living with you (children, dependents)
- Any vulnerabilities (disability, chronic illness, pregnancy, very young or elderly)
