Most social housing in Newcastle comes from Newcastle City Council and Your Homes Newcastle, which manages the council's homes. Big North East landlords also own homes here. They include Karbon Homes, Bernicia, Thirteen Group, Gentoo, and Believe Housing.
Published complaint decisions show a steady flow of cases against Newcastle and Tyne & Wear landlords. The same problems come up again and again: damp, broken heating, structural disrepair, and more and more spray foam insulation problems.
Awaab's Law applies in Newcastle
Since October 2025, every social landlord must:
- Look into an emergency hazard within 24 hours
- Look into a significant hazard within 10 working days
- Send you a written summary of what they found within 3 working days
- Finish the work within 5 working days of the investigation ending
What makes Newcastle different
Much of Newcastle's social housing was built between the wars and in the 1950s. Damp keeps coming back in cavity-wall homes that were insulated badly. Spray foam loft insulation has caused real problems in some Newcastle homes. It can rot roof timbers and stop a home being remortgaged.
