Liverpool's social housing is dominated by Riverside, Torus, Onward and Plus Dane. Here's what tenants need to know about their rights.
Liverpool's social housing market is shaped by major associations rather than direct council provision, Liverpool City Council transferred its stock in 2008. The dominant providers today are Riverside (one of the UK's largest associations), Torus, Onward, and Plus Dane.
Independent published data records substantial decision volumes involving Liverpool landlords. The common patterns repeat: damp left unaddressed, heating failures in winter, repeated reports producing no action.
Awaab's Law applies in full
Since October 2025, social landlords in Liverpool must:
- Investigate emergency hazards within 24 hours
- Investigate significant hazards within 10 working days
- Send a written summary of findings within 3 working days
- Complete the works within 5 working days of the investigation ending
- Address emergencies within 24 hours
Liverpool tenants frequently report
- Damp in pre-1980s terraced housing
- Failed central heating in mid-rise blocks
- Roof and gutter failures in tenement-style properties
- Pest infestations near older drainage
- Spray foam insulation defects affecting roof timbers
How much you could get depends on how bad the disrepair was, how long it lasted, and any effect on your health, so we cannot promise a figure. Long-running leaks and electrical hazards are exactly the kind of problems a claim is built for.
