Follow-up letter when your landlord ignored your first report

When to use this
  • You already wrote to your landlord but received no reply, or a dismissive one.
  • The repair still has not been done.
  • You want to set a firm deadline before escalating to a formal complaint.

I wrote to you on [date of first letter] about [describe the problem]. I have not received [a reply / a satisfactory reply / any repair visit]. [The problem is getting worse.] [Delete whichever does not apply.]

[Briefly describe the current state: the mould has spread to a second room / the boiler still does not work / the leak is continuing to damage the ceiling.]

I am setting a clear deadline. Please confirm by [date 7-14 days from today] that you will carry out the repair, and carry it out by [date 3-4 weeks from today at the latest].

If I do not receive a satisfactory response by [date 7-14 days from today], I will escalate this to a formal Stage 1 complaint, report the matter to your council's environmental health team, and take advice on a housing disrepair claim.

If the deadline passes without a proper response, make a Stage 1 formal complaint using the Stage 1 template. Keep copies of everything.
