  • Awaab's Law (Section 10A LTA 1985, in force 27 October 2025), 24h to make an emergency hazard safe, 10 working days to investigate a significant hazard, 5 working days to complete the works
  • Renters' Rights Act 2025, bans Section 21 retaliation for raising complaints
  • Social Housing Regulation Act 2023, consumer standards enforced by RSH

  • Significant rent arrears may weaken (but rarely defeat) a claim
  • Damage you caused yourself isn't covered
  • Issues reported less than 21 days ago, landlord still within statutory response window
