Legal protections that apply to you

  • Awaab's Law, damp, mould and cold are hazards your social landlord must fix to set deadlines; serious risk to a baby or young child points to the 24-hour emergency category
  • Section 11 Landlord and Tenant Act 1985, your landlord's duty to keep the home in repair
  • Homes (Fitness for Human Habitation) Act 2018, your home must be fit to live in throughout your tenancy
  • Children Act 1989, local authority safeguarding duties where a child's health is at risk

Specific things to know

  • A note from your midwife, health visitor or doctor linking the home to your or your baby's health is strong evidence
  • Keep a record of every report to your landlord, and of any hospital visits or time in temporary accommodation
